A regional median cannot tell you what a particular home will cost or whether it fits your move. Ask for a dated comparison of active listings, pending contracts and recent closed sales in the area and property type you are considering. Match condition, size, location and association obligations before comparing prices.

Set a comfortable monthly budget using your actual income and reserves. Include principal, interest, buyer-based property taxes, homeowners and wind insurance, flood coverage when needed, dues, assessments, utilities and maintenance. Then compare that budget with a lender estimate and written insurance quotes for the address.

Neighborhood Comparison Guide

Your PCS Timeline Checklist

When orders arrive

  • Confirm the installation, command, gate and report date with your sponsor.
  • Contact the installation housing office about eligibility, application requirements and current availability.
  • Compare renting and buying using actual income, reserves and assignment length.
  • If buying, request your COE and speak with a lender about preapproval and the documents needed.

Before choosing a property

  • Compare current listings and recent comparable sales by property type.
  • Check the route at your reporting time and verify address-assigned schools with the district.
  • Get insurance quotes and review flood information, association documents and expected taxes.
  • Plan independent inspections, a temporary lodging backup and household-goods timing.

After an accepted offer

  • Use the deadlines in the signed contract for inspections, financing, appraisal and notices.
  • Have your lender and title company approve any remote signing or power of attorney early.
  • Keep funds available for closing costs, deposits and delays; update your estimate when terms change.
  • Confirm final underwriting, the walk-through and closing arrangements before scheduling possession.

After arrival and closing

  • Complete command check-in and verify your housing allowance with finance.
  • Confirm utilities, insurance effective dates and property or association access.
  • Ask the county property appraiser about homestead eligibility, application documents and filing deadlines.
  • Keep settlement, inspection, insurance and maintenance records for your next move.

VA Loan Basics for Pensacola

An eligible buyer may use a VA-backed purchase loan for a home they intend to occupy. With full entitlement, VA does not set a county loan limit, but the lender still reviews credit, income, debts and the property. No down payment may be required when the lender and VA requirements are met and the price does not exceed the appraised value. Remaining entitlement or an appraisal gap can change the cash needed.

A VA purchase loan has no monthly mortgage insurance. Closing costs, prepaid expenses and a funding fee can still apply. Fee exemptions, seller-paid costs and any buyer-broker compensation must be reviewed for your transaction. An appraisal evaluates value and VA property requirements; order an independent home inspection as well. Ask the lender about termite, roof, flood and repair requirements before relying on a closing date.

Florida Benefits for Military Families

  • State income tax. Florida does not impose a personal income tax. A duty assignment does not by itself resolve your legal residence or another state's tax obligations; ask military legal assistance or a tax professional.
  • Homestead and assessment limits. A qualifying Florida homestead may receive the first $25,000 exemption and an additional inflation-adjusted exemption for non-school levies. Save Our Homes generally limits annual assessed-value increases to the lower of 3% or the applicable CPI change. Eligibility, transfer rules and filing requirements matter.
  • Military and veteran exemptions. Additional property-tax benefits depend on statutory requirements and documentation. Ask the property appraiser which exemption applies to you and whether a move or rental changes eligibility.
  • Vehicle and education questions. Check FLHSMV military guidance for your residency and registration situation. Ask the institution's residency office about tuition eligibility and the records it needs before assuming an in-state rate.

Temporary lodging and your backup plan

For an eligible PCS to a CONUS duty station, Temporary Lodging Expense may cover up to 21 days, subject to the Joint Travel Regulations and your circumstances. Temporary Lodging Allowance concerns eligible lodging outside CONUS. Confirm reimbursement with finance before booking; a lodging reservation or delayed closing does not establish eligibility.

Frequently Asked Questions

How far in advance should I start working with a Realtor before my PCS?

Start when you have orders or a likely reporting window. Share your actual report date, housing plans and budget so we can build a sequence around them. If time is short, plan temporary lodging and a rental alternative while your lender and title company assess the purchase schedule. A closing date depends on the contract, property and financing.

Can I buy a home sight-unseen during a PCS?

A remote purchase may be possible. Gregg can arrange live video tours and help coordinate independent inspections, documents and local questions. Your lender and title company must confirm the signing and occupancy requirements. A video tour and appraisal do not replace an independent inspection or your review of the property documents.

What's the average commute from Gulf Breeze to NAS Pensacola?

There is no reliable single time for every Gulf Breeze address and NAS Pensacola destination. Compare the address, bridge route, authorized gate and reporting building at the hour you will travel. Account for traffic, weather and gate queues, and test the route before relying on it in your housing decision.

Is BAH enough to cover a mortgage in Pensacola?

It depends on the property, financing and household budget. The published 2026 FL064 rates with dependents are $2,235 for E-6 and $2,271 for O-3. These allowances do not establish a purchase price or loan approval. Include taxes, insurance, dues, assessments and maintenance, then have your lender review actual income, debts and entitlement.

Should I rent first or buy immediately?

Compare your expected stay, cash reserves, rent alternatives, purchase costs and the cost of selling or holding if orders change. There is no universal two-year or three-year break-even rule. Model vacancy, repairs, management and financing before counting on future rental income.

Do I need a Realtor if I'm looking at new construction?

You can choose buyer representation when considering a builder home. Discuss representation and negotiated compensation before touring or registering with a builder. Compare the contract, deposit and cancellation terms, lender incentives, inspections, warranty and completion schedule. A builder incentive should be evaluated alongside the full loan terms and purchase price.
