How to use the result before you make an offer
Begin with a monthly budget that leaves room for debts, savings and your other household expenses. Compare it with the full cost of the property. Then ask the lender to review documented income, credit, entitlement, residual income and the home itself. A budget calculation and a lending decision answer different questions.
The funding-fee selector follows the VA purchase bands: first use below 5% down is 2.15%; subsequent use below 5% is 3.3%; 5% to less than 10% is 1.5%; and 10% or more is 1.25%. Confirm any exemption with your lender. A financed fee increases the loan balance; a fee paid at closing belongs in your separate initial-cash plan.
Taxes and insurance are address-specific. Enter a buyer-based annual tax estimate that includes applicable charges, plus actual coverage quotes. Do not assume the seller's homestead savings transfer to you. For Alabama, use the Alabama parcel's tax information; this tool does not apply a Florida exemption or an Escambia County tax rate.
