Quick answer, as of September 8, 2026
For Corry Station, start with your actual orders and reporting destination. Use FL064 BAH as a reference, then confirm your individual entitlement with finance. Compare homes using complete ownership costs and a documented route; rank and BAH alone do not establish a purchase price.

Housing office and on-base options at Corry Station
Corry Station has its own on-station family neighborhood, Corry Village, operated by Balfour Beatty Communities as part of NAS Pensacola Homes; Corry families can apply for Corry Village or another NAS Pensacola Homes neighborhood. The government office for eligibility, applications and referrals is the NAS Pensacola Housing Service Center, 1581 Duncan Road, Building 735, Pensacola, FL 32508, 850-452-5168, [email protected]. Corry and NAS main are separate destinations, so plan that trip apart from your Corry check-in, and confirm student and unaccompanied rules before paying deposits.
Students and staff report first to the IWTC Corry quarterdeck, 440 Roberts Avenue, Building 3714, 850-452-6618, which the reporting page lists as the around-the-clock arrival contact. Fleet-returnee students are directed to the BEQ in Building 1084, 850-452-6541; confirm your assigned lodging category before booking anything else. Marines follow the Marine Detachment, Building 511, Room 103, 850-452-6543, with the Staff Duty Officer at 850-760-3882 after hours. Students and permanent party can have different unaccompanied-housing requirements, so verify your category and off-base authorization before paying an application fee.
BAH: Corry sits in FL064 (Pensacola, FL), planning ZIP 32511. In 2026 an E-1 through E-4 rate is $1,794 with dependents or $1,521 without; E-5 is $1,863 or $1,644; E-6 is $2,235 or $1,722. A course title does not establish BAH eligibility, so ask finance what your orders actually pay before you sign anything.
How to start: call the Housing Service Center before you visit, with orders, report date, pay grade and dependency status ready, and ask which route applies to your status. Office details come from public sources checked September 7, 2026; no phone calls were placed. Call before you drive, and let your orders and gaining-unit instructions control the sequence.

Arriving: gates, lodging, EFMP
Gates. Corry Station's Main Gate on Chiefs Way, off US-98, is open 24/7 to DoD ID holders; Gate 7 on the Hwy 98 side, next to the commissary, runs Monday to Friday 6 a.m. to 5 p.m. There is no public visitor gate at Corry: a visitor without a DoD ID needs an escort or vetting through the NAS Pensacola Visitor Control Center, Building 777, (850) 452-4153, which serves the whole complex. The IWTC quarterdeck in Building 3714 is manned 24/7 at (850) 452-6618. Details and current hours are in the NAS Pensacola gates guide.
Lodging. The lodging guide lists no hotel on Corry itself; the on-base options are at NAS Pensacola. Navy Lodge Pensacola is Building 3875 aboard NAS Pensacola, 850-456-8676; every room is pet-friendly (two pets up to 70 pounds each, $25 a night, capped at $250 a stay). Navy Gateway Inns and Suites is at 600 Moffett Road, 850-564-7473, with a small number of pet rooms. TLE for a CONUS PCS covers up to 21 days at a $290 per family per day cap. Rates, pet rules and the booking sequence are in the military lodging guide.
Timeline and EFMP. The PCS checklist puts the base-housing application and lender preapproval at 60 days out and the lodging or move-in confirmation at 7 days out. For Exceptional Family Member Program medical coordination the Pensacola contact is Medical EFMP, 850-505-6152; call for the appointment site and required records, and settle EFMP and accessibility needs before you sign for housing. The Fleet and Family Support Center and the School Liaison (850-458-6588, [email protected]) handle different family-support and education needs. The housing choice itself is worked through in on-base vs off-base at Corry Station.
Confirm the school and orders before choosing a lease or purchase
Corry Station is a separate reporting destination from the main NAS campus. Training length, follow-on orders and authorized housing can differ between students and permanent staff. Use the written instructions for your course and status instead of a rating-based housing rule. Compare west Pensacola addresses with the actual Corry entrance and any recurring trips to other facilities.
Build a complete property budget
Start with the actual price and lender terms. Add buyer-based taxes, homeowners and wind insurance, flood coverage where applicable, association dues, assessments, maintenance and utilities. Keep closing cash and reserves separate. A seller’s tax bill or a generic insurance allowance is not a quote for your ownership.
The ownership calculator and actual-income worksheet use explicit inputs. The 26-ZIP study is a modeled regional comparison; it does not approve a loan or establish a current sale or rental price.
Document the route and the property checks
Record the address, destination, map provider, departure period, date checked, distance, toll treatment and direction. Compare morning and return trips. Label a map estimate as a map estimate. For a driven observation, separately record the travel date, conditions and whether gate processing is included.
Use the School Finder and school reports as research tools, then verify assignment and admission with the district or school. A nearby campus or an accountability grade is not a confirmed assignment or an evaluation of the right fit for a particular student.
Before an offer, obtain inspection findings, insurance quotes, tax estimates and relevant association or title documents for that property. The civilian property-cost guide helps keep those records together.
Plan for a changed assignment
Compare the expected stay with an earlier move. Include selling costs and a lower-sale-price scenario. If holding as a rental is an option, verify permitted use, management costs, vacancy and repair reserves. Future appreciation and military rental demand are uncertain.
Use the PCS sell-or-rent guide and first military purchase checklist to turn the comparison into specific next steps.
Frequently asked questions
Do a CT rating or JCAC orders determine whether I should buy?
No. Verify the actual orders, housing authorization, pay and likely stay. A course title does not establish BAH eligibility or make someone a purchase candidate. Compare lease terms and a full ownership budget with an earlier-move scenario.
How should I compare a commute to Corry Station?
Use the home address, authorized entrance and reporting destination. Save the route provider, date, departure time, direction, distance, toll assumptions and any exclusions. A map estimate is not a driven observation or a guarantee of gate access.
Can I buy with a VA loan and keep the home at my next PCS?
Potentially, subject to borrower qualification, the property and applicable loan requirements. Review a future rental separately for occupancy facts, loan terms, insurance, recorded restrictions and local rules. Compare sale proceeds with a conservative rental operating budget.
Does Corry Station have its own on-base housing?
Yes. Corry Village is the on-station family neighborhood, run by Balfour Beatty Communities as part of NAS Pensacola Homes. Applications and eligibility go through the NAS Pensacola Housing Service Center, 850-452-5168. Students and permanent party can face different unaccompanied-housing rules, so verify your category before paying a fee or deposit.
Where do Corry Station students check in and ask about barracks?
Report to the IWTC Corry quarterdeck, 440 Roberts Avenue, Building 3714, 850-452-6618, the around-the-clock arrival contact. Fleet-returnee students are directed to the BEQ in Building 1084, 850-452-6541. Confirm your lodging category with the quarterdeck before booking anywhere else.
