Cantonment is the north Escambia County value play. If your BAH is E-4 or E-5 and you want a newer 3-bedroom with a yard under $300K, this is where the math works. The commute to NAS Pensacola runs 20-25 minutes via Hwy 29, Corry Station is 25 minutes, and you get meaningfully more house than the same BAH buys in Gulf Breeze or Pace. I place single service members, young couples, and budget-focused families here routinely.
Why Cantonment Works for Budget-Focused Buyers
Cantonment has been the quiet growth zone in north Escambia for a decade. New subdivisions like Beulah Pointe, Nature Trail, and Jacks Branch offer 2015-2024 construction with 3BR/2BA at $250K-$330K, firmly inside an E-3 or E-4 BAH. That same BAH will not get you a comparable newer build in Gulf Breeze or Pace. The tradeoff: Escambia County schools are rated more variably than Santa Rosa, and the commute adds 10-15 minutes versus Pensacola proper.

Schools: Know the Zones
Escambia County School District has more variance than Santa Rosa. Most of Cantonment feeds J.M. Tate High School through Ransom Middle, and several zoned schools are A-rated (Beulah Elementary, Kingsfield Elementary, Ransom Middle); others are C-rated. School zone matters more here than anywhere else in the Pensacola market. I map every home to its exact zoned elementary/middle/high before you offer and pull the most recent Florida DOE grade. If school quality is non-negotiable, we stick to the Beulah/Kingsfield zones and skip the rest.

Commute Reality to NAS Pensacola and Corry Station
Cantonment to NAS Pensacola via Hwy 29 runs 20-25 minutes outside rush hour. Morning rush (0630-0730) can push to 30-35 minutes. The alternative I-10 / I-110 route is similar. Corry Station is actually easier from Cantonment than from some parts of Gulf Breeze. If your assignment is at NAS Whiting Field, consider Pace instead.
