Niceville is the primary Okaloosa County city on the northeast corner of Eglin AFB. Valparaiso is a small incorporated enclave immediately adjacent to the Eglin gate (and effectively surrounded by base land). Bluewater Bay is a large master-planned community within Niceville on Rocky Bayou, with its own golf course, tennis, marina, and a newer housing stock than the rest of Niceville. Together, this is a common shortlist entry for Eglin East Gate assignments: the commute is 5-10 minutes, the zoned schools (Plew, Edge and Bluewater Elementary, Ruckel Middle and Niceville High) all carried FLDOE A grades in 2026, and Bluewater Bay has golf, tennis and marina amenities.
Why Niceville / Bluewater Bay for Eglin Military Families
Three draws: schools, amenities, and commute. Niceville High School earned FLDOE A grades in 2024, 2025 and 2026, and the feeder schools (Ruckel Middle, Plew/Edge/Bluewater Elementary) were all A in 2026. The Bluewater Bay master plan delivers a country-club-adjacent lifestyle with golf, tennis, clubhouses, and marina access that most FL056 neighborhoods lack. And the East Gate commute is unbeatable for 33rd FW F-35 training cadre, 96th TW main campus personnel, and east-side Eglin tenants. The trade-off is price: this is the most expensive Eglin-adjacent community after Destin.

Valparaiso
Immediately adjacent to Eglin's East Gate. Older established neighborhoods, mid-century and renovated inventory. $375K-$550K. Shortest commute in the whole FL056 MHA.
Niceville proper (south of College Blvd)
Established Niceville neighborhoods with access to A-rated schools. $425K-$650K. Mix of 1980s-2000s single-family.
Bluewater Bay
Master-planned Rocky Bayou community. Golf, tennis, marina. Homes $450K-$850K+. HOA fees apply. The price band sits above the rest of Niceville because of the golf, tennis and marina amenities. Several distinct subdivisions within Bluewater (Magnolia Plantation, Swift Creek, Augusta, Oak Ridge, etc.).
Rocky Bayou waterfront
Premium waterfront Niceville streets with boat dock access. $700K-$1.5M+. Budget for waterfront insurance and dock upkeep on top of the price.
Palmetto Plantation / newer north Niceville subdivisions
Newer construction north of College Blvd. $475K-$675K. Good for families wanting modern inventory without Bluewater Bay HOA fees.

Schools for Niceville Military Families
Okaloosa County Schools. Elementary zoning varies by street: Plew Elementary, Edge Elementary, and Bluewater Elementary all serve the area and are A-rated. Middle school is typically Ruckel Middle (A-rated). High school is Niceville High School (FLDOE A in 2024, 2025 and 2026), with IB, AP, and dual-enrollment programs via Northwest Florida State College (which has its main campus in Niceville). The district honors the Interstate Compact for Educational Opportunity for Military Children.
Bluewater Bay Amenities
Bluewater Bay Marina on Rocky Bayou offers slip rentals and direct Gulf access via Choctawhatchee Bay. Bluewater Bay Golf Club has 36 holes across two courses. Community tennis courts, pools, and clubhouses serve the various subdivisions. HOA fees vary by subdivision: plan for $200-$700/year in most Bluewater subdivisions, with some gated sub-communities running higher. Marina fees, golf memberships, and tennis memberships are separate. For families who actually use boat and golf amenities, Bluewater is a genuine value. For families who will not, the HOA adds cost without much return.
Hurricane and Flood Considerations
Most of Niceville sits inland enough to be Zone X with minimal flood exposure. Rocky Bayou waterfront streets can be Zone AE with flood insurance $1,500-$4,000/year. Wind insurance is in the mid-tier for the Panhandle: cheaper than Destin and FWB waterfront, more expensive than Crestview. Pull the FEMA flood determination and wind mitigation form on every property before offer.
