The moment you have signed orders in hand: pull your VA Certificate of Eligibility, get VA-specialist lender pre-approval (5-10 business days), start virtual home tours, contact your new duty station's sponsor program, and begin out-processing appointments. 60 days before your report-no-later-than date is the minimum comfortable start; 90 days is better.

How long does a PCS move take?

From receipt of orders to arrival at the new duty station, typical PCS timeline is 60-90 days. The HHG (household goods) shipment itself takes 10-30 days depending on origin and destination — OCONUS moves can exceed 45 days. Build 2-4 weeks of buffer between movers pickup and arrival at new duty station for a realistic plan.

What does PCS stand for in the military?

Permanent Change of Station. A PCS move is a long-duration reassignment to a new duty station, typically 2-4 years. Unlike TDY (temporary duty), a PCS moves your family, household goods, and legal residence. The government reimburses DLA (Dislocation Allowance) and covers HHG shipment via Transportation Management Office (TMO).

What if my orders are delayed or revoked?

VA loan offers should include an orders contingency clause that protects you if orders change. Most VA sellers and their agents understand this and accept it. I write this clause into every military-client offer by default.
