Quick answer, as of September 23, 2026
Eglin AFB families choose among four areas, and every one of them draws the same 2026 FL056 BAH ($2,433 a month for an E-5 with dependents, $3,399 for an O-3): Niceville and Valparaiso at the East Gate (8 minutes and 3.9 miles free-flow from the city point), Fort Walton Beach and Shalimar at the West Gate (15 minutes and 6.9 miles), Crestview 32 minutes and 21.4 miles down SR-85 to the East Gate, and Destin 26 minutes and 13.3 miles to the West Gate (OSRM routing, September 23, 2026, no traffic model). Start with your actual orders and reporting building, then compare homes using complete ownership costs and a documented route; rank and BAH alone do not establish a purchase price.

Housing office and on-base options at Eglin AFB
Family housing on Eglin is privatized and run by Corvias as Eglin Family Housing. The government Military Housing Office is at 2950 Azalea Drive, Building 38499, 850-882-4533 ext. 3, [email protected]; it confirms eligibility, referrals and any student or duty-status restrictions. Ask where any offered home actually sits, because Eglin's gates and work centers are far apart and a generic route to Eglin AFB can hide a large difference.
Dorms: dorm management, 212 East Daytona Drive, Building 822, 850-882-5153, [email protected], handles dorm assignment and housing questions for eligible members; confirm your assigned building with your unit and the housing team. The Military and Family Readiness Center, 502 West Van Matre Avenue, Building 205, 850-882-9060, runs newcomer orientation and relocation help. The MPF page carried reduced-service notices in September 2026, so check it before an ID or in-processing trip.
BAH: the official 2026 area is FL056, Eglin AFB, FL, planning ZIP 32542. E-1 through E-4 is $2,340 with dependents or $2,007 without, E-5 is $2,433 or $2,157, E-6 is $2,526 or $2,250, E-7 is $2,841 or $2,340, and O-3 is $3,399 or $2,592. Use the duty ZIP and the finance determination, not a home ZIP or a mislabeled rate table.
How to start: call the Military Housing Office before you visit, with orders, report date, pay grade and dependency status ready, and ask which application or referral route applies to your unit and status. Office details come from public sources checked September 7, 2026; no phone calls were placed. Call before you drive, and let your orders and gaining-unit instructions control the sequence.
Homes for sale near Eglin AFB
These are the community guides in the Eglin, Hurlburt and Duke Field group, each with the Eglin figure it states and the gate it refers to. Niceville, Crestview, Fort Walton Beach, Shalimar and Mary Esther are the towns most Eglin clients shortlist; Destin is the beach option and Navarre's guide is written for Hurlburt.
| Community guide | Commute to Eglin AFB as stated in the guide |
|---|---|
| Niceville / Valparaiso / Bluewater Bay | East Gate 5-10 min via SR-85 |
| Shalimar | West Gate about 4 min (about 2 miles); East Gate about 13 min |
| Fort Walton Beach | West Gate 5-15 min |
| Mary Esther | West Gate about 17 min free-flow, 20-30 min at peak |
| Destin | 20 min via US-98 |
| Crestview | East Gate 30 min |
| Navarre | The guide states a Hurlburt figure (25 min), not an Eglin one |

Arriving: gates, lodging, EFMP
Gates. The gates guide on this site covers the NAS Pensacola complex, not Eglin. At Eglin, confirm the authorized gate and work center with your sponsor before you compare homes: the community guides route Niceville to the East Gate on SR-85 and Fort Walton Beach, Shalimar and Mary Esther to the West Gate, and Duke Field and Camp Bull Simons are separate destinations. Start unit arrival with your sponsor or CSS, then MPF and ID customer support at 310 Van Matre Avenue, Building 210, 850-882-6097.
Lodging. Eglin Inns check in at the Bayside Inn on Boatner Road, Building 11001, 24 hours, 850-882-8761. PCS families with children and anyone who needs a pet-friendly room should call the lodging office directly rather than booking online. FY26 temporary lodging facility rates run $107 to $203 a night by season, and TLE for a CONUS PCS covers up to 21 days at a $290 per family per day cap. Details are in the military lodging guide.
Timeline and EFMP. The PCS checklist puts the base-housing application and lender preapproval at 60 days out and the lodging or move-in confirmation at 7 days out. The verified directory lists the Military and Family Readiness Center, 502 West Van Matre Avenue, Building 205, 850-882-9060, for newcomer, relocation and family support; ask there which office coordinates EFMP for your household, and coordinate EFMP and accessibility needs through the authorized offices before finalizing housing. The housing choice itself is worked through in on-base vs off-base at Eglin AFB.
Separate Eglin Main from the other duty locations
Eglin Main, Duke Field and Camp Bull Simons should be evaluated as distinct destinations. Compare Niceville, Shalimar, Fort Walton Beach, Crestview and Destin only after confirming the relevant work site and authorized entrance. If a route uses a toll facility, record the current toll, payment method and trip frequency. A blanket annual toll estimate or assumed time saving does not describe every household.
Build a complete property budget
Start with the actual price and lender terms. Add buyer-based taxes, homeowners and wind insurance, flood coverage where applicable, association dues, assessments, maintenance and utilities. Keep closing cash and reserves separate. A seller’s tax bill or a generic insurance allowance is not a quote for your ownership.
The ownership calculator and actual-income worksheet use explicit inputs. The 26-ZIP study is a modeled regional comparison; it does not approve a loan or establish a current sale or rental price.
Document the route and the property checks
Record the address, destination, map provider, departure period, date checked, distance, toll treatment and direction. Compare morning and return trips. Label a map estimate as a map estimate. For a driven observation, separately record the travel date, conditions and whether gate processing is included.
Use the School Finder and school reports as research tools, then verify assignment and admission with the district or school. A nearby campus or an accountability grade is not a confirmed assignment or an evaluation of the right fit for a particular student.
Before an offer, obtain inspection findings, insurance quotes, tax estimates and relevant association or title documents for that property. The civilian property-cost guide helps keep those records together.
Plan for a changed assignment
Compare the expected stay with an earlier move. Include selling costs and a lower-sale-price scenario. If holding as a rental is an option, verify permitted use, management costs, vacancy and repair reserves. Future appreciation and military rental demand are uncertain.
Use the PCS sell-or-rent guide and first military purchase checklist to turn the comparison into specific next steps.
Where to live near Eglin AFB: Niceville vs Fort Walton Beach vs Crestview vs Destin
Eglin is a multi-gate installation, so the building you report to sets the gate and the gate sets the town. The housing partner's gate page (read September 23, 2026) lists the East Gate off FL-397 (Eglin Boulevard, Valparaiso side) and the West Gate off FL-85 (Eglin Parkway, Fort Walton Beach side) as open 24/7, and the North and ACC gates as open Monday to Friday from 0600 to 0800 and 1600 to 1800 only. Duke Field and Camp Bull Simons sit up SR-85 and are separate destinations; this site's Crestview guide covers both. As of September 23, 2026 the former official Air Force visitor-information URL returns a notice that the service's public websites moved to a new platform; confirm current gate and visitor control center hours on the installation's site before you drive.
The four areas, side by side
Commute figures pair what this site's July and August 2026 guides verified with a free-flow routing check run September 23, 2026 on the OSRM driving router (router.project-osrm.org, no traffic model) from the OpenStreetMap city points to gate points read from OpenStreetMap road geometry. Price bands are quoted with the source and date each guide names. Grades are Florida Department of Education school grades for 2025-26 (retrieved August 24, 2026). BAH is FL056 for all four areas because it follows the duty station, not the address; the rent benchmark is HUD's FY2027 three-bedroom Fair Market Rent for Okaloosa County, $2,616, effective October 1, 2026. None of this approves a loan or fits a rank to a town.
| Area | Gate and routed commute | Price band (source, date) | 2025-26 FLDOE grades | FL056 BAH and cost context |
|---|---|---|---|---|
| Niceville, Valparaiso, Bluewater Bay | East Gate via SR-85 or John Sims Parkway: 5 to 10 min (July 2026 guide); 8 min, 3.9 mi from the Niceville point, 4 min, 1.8 mi from Valparaiso, 21 min, 10.1 mi from the east end of Bluewater Bay (OSRM) | Valparaiso $375,000 to $550,000; Niceville proper $425,000 to $650,000; Bluewater Bay $450,000 to $850,000 and up (this site's Niceville guide, July 2026); 2,400 sq ft four-bedroom in Bluewater Bay $525,000 to $625,000 (Niceville vs Crestview, July 2026) | Niceville High A; Ruckel Middle A; Bluewater, Plew and Edge Elementary A; Lewis School (K-8, Valparaiso) A | E-5 $2,433, E-7 $2,841, O-3 $3,399 with dependents. Highest price bands of the four; association fees of $200 to $700 a year in most Bluewater Bay subdivisions |
| Fort Walton Beach, Shalimar, Mary Esther | West Gate via SR-85 north: 5 to 15 min (July 2026 guide); 15 min, 6.9 mi from the Fort Walton Beach point, 4 min, 2.1 mi from Shalimar, 17 min, 10.2 mi from Mary Esther (OSRM); East Gate 26 min, 14.4 mi | Fort Walton Beach median range $285,000 to $525,000 (Fort Walton Beach guide, July 2026); Mary Esther median sale about $326,000 (Redfin, mid-2026); Shalimar median owner-occupied value $476,500 (ACS 2024) | Fort Walton Beach High B; Choctawhatchee High C; Max Bruner Middle A; Meigs Middle A; Elliott Point Elementary B; Florosa Elementary A; Shalimar Elementary C. Mary Esther and Longwood Elementary close after 2025-26 and rezone to six south-zone schools | Same FL056 rates. Widest price spread of the four; the Brooks Bridge replacement on US-98 runs through spring 2029 (FDOT project 415474-2) |
| Crestview | East Gate via SR-85 south and the SR-123 bypass: 30 to 45 min (Crestview guide, August 2026); 32 min, 21.4 mi to the East Gate and 31 min, 21.8 mi to the West Gate (OSRM); Duke Field 20 min, 10.9 mi | Median sold price $334,900 (Movoto, July 2026); Zillow average home value $300,660; new construction from $269,900 (D.R. Horton Day's Landing, August 2026 pricing); 2,400 sq ft four-bedroom $350,000 to $425,000 (Niceville vs Crestview, July 2026) | Crestview High B; Shoal River Middle A; Davidson Middle A; Antioch, Walker, Northwood and Riverside Elementary A; Bob Sikes Elementary B | Same FL056 rates. Lowest price bands and lowest typical insurance of the four (mostly FEMA Zone X; homeowners policies $1,800 to $3,500 a year in the August 2026 guide); the longest Eglin main-base commute |
| Destin | West Gate via US-98 west and SR-85 north: about 20 min (Destin guide, July 2026), 25 to 40 min typical and longer in summer (Destin veteran guide, August 2026); 26 min, 13.3 mi (OSRM); East Gate via the tolled Mid-Bay Bridge 37 min, 20.4 mi | Overall median sold price $639,950 (July 2026); condominium median about $620,000 (early 2026); single-family median about $944,000 to $951,000 (2026 data); inland north of US-98 $425,000 to $650,000 (Destin guide, July 2026) | Destin Elementary A; Destin Middle A; Fort Walton Beach High B (typical zoned high school); Destin High (charter) B | Same FL056 rates. Condominium dues, master insurance and use rules change the monthly picture; Mid-Bay Bridge tolls ($4.00 cash, $3.00 SunPass, $2.00 frequent, two-axle, September 2026) on East Gate routes |
Two of the four areas belong on most shortlists, and which two depends on the gate. Niceville and Fort Walton Beach split the base by side; Crestview trades commute minutes for price and insurance; Destin trades price for the beach. The Niceville versus Crestview and on-base versus off-base comparisons carry the next level of detail, and the three town guides linked in the table carry the routed commute tables, the full 2026 FL056 table and the school grades with their sources.
How a cheaper house can cost more each month
In the hypothetical comparison below, Home A costs $200 more per month than Home B after property expenses. The example follows the categories in CFPB's ownership-budget guidance. These invented figures describe neither a town average nor a current listing; both scenarios assume no mortgage insurance or additional assessment and exclude cash to close.
| Expense | Home A | Home B |
|---|---|---|
| Principal and interest | $1,900 | $2,100 |
| Buyer-based taxes | $350 | $350 |
| Homeowners and wind insurance | $350 | $225 |
| Flood insurance | $100 | $50 |
| Dues | $250 | $75 |
| Maintenance reserve | $300 | $250 |
| Utilities | $225 | $225 |
| Total monthly illustration | $3,475 | $3,275 |
Home A's smaller loan payment loses its apparent advantage through the other expenses, and a different insurance quote or a known repair can reverse the result again, which is why a broad affordability label is not enough. Use the ownership calculator and the actual-income worksheet with your own figures, and show both the expected month and a difficult month.
Before you choose an area
Eglin's Military Housing Office (850-882-4533, extension 3) handles privatized housing and its application process, and the published unaccompanied-housing guidance covers E-1 through E-3 and E-4 with less than three years of service; confirm the rules for your status before committing to an off-base lease and keep the written answer with your move documents. Then make a short written comparison that someone else could follow, and mark a missing input as missing rather than entering zero:
- Confirm the duty destination, gate access and housing authorization.
- Test each candidate route at work times, including the return trip and essential errands.
- Request comparable tax, insurance and association information for each home.
- Identify immediate repairs, keep a reserve, and move any material inspection finding into the budget and timeline.
- Confirm school information for the exact address through the district if it matters to your household.
- Compare the cost of leaving at the next PCS, including a period of vacancy if keeping the home as a rental is plausible; the rent-or-sell guide organizes that exit.

Frequently asked questions
Does FL056 BAH approve a $400,000 home or open the entire Destin market?
No. BAH is one income component. Compare the specific price, financing, buyer-based taxes, insurance, dues and reserves with actual household income and debts. The lender determines qualification; a pay grade does not approve a neighborhood or price band.
How should I compare a commute to Eglin AFB?
Use the home address, authorized entrance and reporting destination. Save the route provider, date, departure time, direction, distance, toll assumptions and any exclusions. A map estimate is not a driven observation or a guarantee of gate access.
Can I buy with a VA loan and keep the home at my next PCS?
Potentially, subject to borrower qualification, the property and applicable loan requirements. Review a future rental separately for occupancy facts, loan terms, insurance, recorded restrictions and local rules. Compare sale proceeds with a conservative rental operating budget.
Where is the Eglin housing office, and who runs the on-base homes?
The government Military Housing Office is at 2950 Azalea Drive, Building 38499, 850-882-4533 ext. 3, and it confirms eligibility, referrals and any student or duty-status restrictions. The privatized family homes are run by Corvias as Eglin Family Housing. Dorm assignment goes through dorm management at 212 East Daytona Drive, Building 822, 850-882-5153.
Which towns near Eglin AFB have community guides?
Niceville with Valparaiso and Bluewater Bay (East Gate 5-10 minutes via SR-85), Shalimar (West Gate about 4 minutes), Fort Walton Beach (West Gate 5-15 minutes), Mary Esther (West Gate about 17 minutes), Destin (20 minutes via US-98) and Crestview (East Gate 30 minutes). Each figure is that guide’s estimate; confirm your own gate and route first.
Which Eglin AFB gates are open 24 hours, and which town serves which gate?
The housing partner's gate page (read September 23, 2026) lists the East Gate off FL-397 on the Valparaiso side and the West Gate off FL-85 on the Fort Walton Beach side as open 24/7, and the North and ACC gates as open Monday to Friday from 0600 to 0800 and 1600 to 1800 only. Niceville, Valparaiso and Bluewater Bay serve the East Gate; Fort Walton Beach, Shalimar and Mary Esther serve the West Gate; Crestview reaches the East Gate down SR-85 and SR-123; Destin reaches the West Gate on US-98 and SR-85, or the East Gate over the tolled Mid-Bay Bridge. Confirm current hours on the installation's site before you drive.
Is Niceville automatically the best choice for Eglin?
No. Start with the assigned work location, gate access and your household routine, then compare actual homes. A Niceville property may suit those needs, but its price, condition, insurance and other expenses still need review, and it carries the highest price bands of the four areas. Test the route before treating a town name as the answer.
Does a lower asking price guarantee lower monthly costs?
No. The loan payment is only part of ownership. Taxes, insurance, dues, assessments, upkeep and utilities can change the comparison substantially, as the hypothetical Home A and Home B table above shows. Request the same cost categories for each property and keep unverified amounts visible instead of entering zero. Include cash needed for immediate repairs separately.
How can I confirm a school assignment near Eglin?
Research the address through the Okaloosa County School District's school site locator and ask the school or district to confirm enrollment and attendance requirements; the 2026-27 south-county rezoning after the Mary Esther and Longwood Elementary closures means two addresses a street apart can zone differently. The installation school liaison can help with transition questions. A published grade describes a school, not an address, and is not a guarantee of placement.
Should a Hurlburt Field household use the same shortlist?
Use the actual Hurlburt destination and work schedule to build the shortlist. Do not substitute an Eglin commute estimate or assume that living near one installation makes the other equally convenient: Niceville is about 30 minutes from the Hurlburt Main Gate while Mary Esther is about 5. The Hurlburt Field guide, the Navarre guide and the Fort Walton Beach guide carry the routed figures for that assignment.
