Quick answer, as of September 8, 2026

For Duke Field, start with your actual orders and reporting destination. Use FL056 BAH as a reference, then confirm your individual entitlement with finance. Compare homes using complete ownership costs and a documented route; rank and BAH alone do not establish a purchase price.

Which housing office should I contact for Duke Field?

Does Duke Field have barracks or family housing?

The verified September 2026 directory lists no housing office, family-housing neighborhood or dorm desk at Duke Field itself; its housing, household goods, legal and medical offices are at Eglin, not Duke. Family housing: the route is the Eglin Military Housing Office, 2950 Azalea Drive, Building 38499, 850-882-4533 ext. 3, [email protected], with confirmation from your gaining unit, because Reserve, active-duty and other Duke assignments carry different eligibility. Eglin's privatized family homes are run by Mayroad, subject to allocation. Dorms: Eglin dorm management, 212 East Daytona Drive, Building 822, 850-882-5153, for eligible members; confirm any assigned building with your unit.

At Duke itself: the Duke Inn, 118 North Drone Street, Building 3054, 850-682-2918, [email protected], handles temporary lodging and arrival coordination; ask reception about your orders, family needs and current check-in arrangements. The 919th Military Personnel Flight is at 100 East Ford Street, Building 3002, 850-883-6433, and the Military and Family Readiness Center at 3018 Blake Street, Building 3018, 850-883-6474, covers relocation, benefits navigation and Reserve-family resources.

BAH: Duke sits in FL056 (Eglin AFB, FL), planning ZIP 32531. In 2026, E-5 is $2,433 with dependents or $2,157 without, E-6 is $2,526 or $2,250, E-7 is $2,841 or $2,340 and O-3 is $3,399 or $2,592. Do not infer a full PCS allowance from an association with Duke Field: Air Reserve Technician civilian employment, Active Guard/Reserve service and drilling Reserve status are different statuses, and orders, duty status, duration and finance guidance control what your move pays.

How to start: call the Eglin Military Housing Office before you drive, with orders, duty status, pay grade and dependency status ready, and confirm with your gaining unit whether housing eligibility even applies to your orders. Office details come from public sources checked September 7, 2026; no phone calls were placed. Call before you drive, and let your orders and gaining-unit instructions control the sequence.

Arriving: gates, lodging, EFMP

Gates. The gates guide on this site covers the NAS Pensacola complex, not Duke. Route to the Duke Field work location, not Eglin's main administrative area, and confirm drill, active-duty or PCS instructions and the reporting schedule with the gaining unit before travel. Duke's DEERS and ID service runs by appointment through ID Card Office Online; check the document requirements before the trip.

Lodging. The Duke Inn (above) is the on-field option. For the Eglin side, Eglin Inns check in at the Bayside Inn on Boatner Road, Building 11001, 24 hours, 850-882-8761; FY26 temporary lodging facility rates run $107 to $203 a night by season, and TLE for a CONUS PCS covers up to 21 days at a $290 per family per day cap, subject to your orders. Details are in the military lodging guide.

Timeline and EFMP. The PCS checklist puts the base-housing application and lender preapproval at 60 days out and the lodging or move-in confirmation at 7 days out. The verified directory lists the Military and Family Readiness Center, 3018 Blake Street, Building 3018, 850-883-6474, for newcomer, relocation and family support; ask there which office coordinates EFMP for your household, and coordinate EFMP and accessibility needs through the authorized offices before finalizing housing. The housing choice itself is worked through in on-base vs off-base at Duke Field.

Match reserve or active service facts to the right destination

Duke Field, Eglin Main and Hurlburt Field are different destinations. Verify the reporting location with the unit before comparing Crestview, Niceville and other addresses. Air Reserve Technician civilian employment, Active Guard/Reserve service and other reserve or active-duty orders are different statuses. Use actual pay and orders; the job label alone does not establish a controlled tour, BAH or lender-qualifying income.

Build a complete property budget

Start with the actual price and lender terms. Add buyer-based taxes, homeowners and wind insurance, flood coverage where applicable, association dues, assessments, maintenance and utilities. Keep closing cash and reserves separate. A seller’s tax bill or a generic insurance allowance is not a quote for your ownership.

The ownership calculator and actual-income worksheet use explicit inputs. The 26-ZIP study is a modeled regional comparison; it does not approve a loan or establish a current sale or rental price.

Document the route and the property checks

Record the address, destination, map provider, departure period, date checked, distance, toll treatment and direction. Compare morning and return trips. Label a map estimate as a map estimate. For a driven observation, separately record the travel date, conditions and whether gate processing is included.

Use the School Finder and school reports as research tools, then verify assignment and admission with the district or school. A nearby campus or an accountability grade is not a confirmed assignment or an evaluation of the right fit for a particular student.

Before an offer, obtain inspection findings, insurance quotes, tax estimates and relevant association or title documents for that property. The civilian property-cost guide helps keep those records together.

Plan for a changed assignment

Compare the expected stay with an earlier move. Include selling costs and a lower-sale-price scenario. If holding as a rental is an option, verify permitted use, management costs, vacancy and repair reserves. Future appreciation and military rental demand are uncertain.

Use the PCS sell-or-rent guide and first military purchase checklist to turn the comparison into specific next steps.

Frequently asked questions

Do ART, AGR and drilling reserve members have the same housing allowance?

Do not assume that they do. Civilian employment, active-duty orders and reserve status need separate pay and eligibility review. Ask finance to confirm the actual entitlement and the lender to document qualifying income before setting a purchase budget.

How should I compare a commute to Duke Field?

Use the home address, authorized entrance and reporting destination. Save the route provider, date, departure time, direction, distance, toll assumptions and any exclusions. A map estimate is not a driven observation or a guarantee of gate access.

Can I buy with a VA loan and keep the home at my next PCS?

Potentially, subject to borrower qualification, the property and applicable loan requirements. Review a future rental separately for occupancy facts, loan terms, insurance, recorded restrictions and local rules. Compare sale proceeds with a conservative rental operating budget.

Does Duke Field have barracks or family housing?

The verified September 2026 directory lists no housing office, family-housing neighborhood or dorm desk at Duke Field itself. Family housing goes through the Eglin Military Housing Office, 2950 Azalea Drive, Building 38499, 850-882-4533 ext. 3, with your gaining unit confirming eligibility for your duty status; Eglin dorm management is 850-882-5153. Temporary lodging at Duke is the Duke Inn, 850-682-2918.

Where are homes for sale near Duke Field?

The Crestview guide states 10-15 minutes to Duke Field via SR-85 and is the primary market; the Niceville guide states 20-25 minutes north on SR-85; Fort Walton Beach states 40-45 minutes and Destin 45 minutes. Use the PCS home search on this site to pull live MLS listings by base and BAH budget, and check the assumable VA loans guide for low-rate takeovers.
