Every PCS to Duke Field involves the same decision: take on-base housing and forfeit BAH, or take BAH and live off-base. The right answer depends on your rank, assignment length, family size, school priorities, and whether you plan to keep any off-base purchase as a rental after PCS. How On-Base Housing Actually Works

Duke Field has essentially no on-base family housing of its own. Duke-assigned full-time personnel apply for Eglin AFB family housing (operated by Corvias, subject to allocation) or live off-base around Crestview. The model: your BAH is paid straight to the housing partner as rent instead of landing in your bank account. No extra out-of-pocket cost, and no cash savings either, unless you count what you would have spent off-base. The on-base home is maintained by the property management company including utilities (typically capped under a "Resident Utility Allocation" system).

Duke Field Wait List Reality

Wait times swing with rank, bedroom count, and the PCS season, and the base housing office is the only authority on the current list. Peak-season moves (May through August) run longest. Put your application in the moment you have orders in hand, and ask the housing office for the current wait for your bedroom size and pay grade. If on-base is not available when you arrive, you keep your full BAH and live off-base.

South Crestview and the areas near Shoal River Middle tend to be the default for military families. Newer construction on the east side of Crestview (toward SR-85) is popular with E-7 and above due to the 4-bedroom inventory.
