Can I buy a home in Pensacola before my PCS orders are final?
You can research homes and ask a lender to review your finances while orders are pending. The lender must verify eligibility, income, occupancy and any assignment documentation needed for your situation before approving a closing. A report date alone is not a loan approval, and final PCS orders are not a universal requirement for every VA borrower.
How much do I need for a down payment as a military buyer?
An eligible VA-backed purchase may require no down payment, subject to available entitlement, appraisal and lender requirements. Closing costs, prepaid taxes and insurance, inspection expenses and reserves still need a plan. Ask your lender for a Loan Estimate and an itemized cash-to-close calculation before relying on seller credits.
Which Emerald Coast communities should I compare for a military purchase?
Compare actual addresses against your reporting destination, complete property costs and household priorities. Milton and Pace serve a different search area from west Pensacola, Navarre, Niceville or Destin. School assignment, flood exposure and association rules require address-specific checks; a ZIP code or community label does not settle them.
Can you help me buy a home sight-unseen while I'm stationed elsewhere?
Yes. Gregg can coordinate live video tours, independent inspections and local purchase logistics while you are away. Your lender and closing agent must approve the signing method, any power of attorney and the required occupancy facts. A remote tour does not replace inspections or promise that every closing step can be completed remotely.
Do I need flood insurance to buy near the coast?
The property, lender and coverage requirements determine the answer. A home in a Special Flood Hazard Area with a government-backed mortgage generally requires flood insurance. A lender may also require it outside that area. Lower mapped risk does not mean no flood risk; ask for the lender determination and an insurance quote for the actual property.
How is my buyer's agent paid on a VA loan?
Buyer-broker compensation is negotiable and documented in the representation agreement. The offer can address seller contributions, but they are not assured. Review the agreement, current VA requirements, Loan Estimate and cash needed with your agent and lender before committing.

Start with actual household income, debts, reserves and a comfortable monthly ceiling. Use BAH as one input, then compare principal and interest, buyer-based taxes, homeowners and wind insurance, flood coverage, association charges, maintenance and utilities. Rank and allowance alone do not establish an affordable price or loan approval.
