The direct answer
The best military realtor in Pensacola is the agent who can show you, with dates and links, that they hold the military relocation credentials, have lived through PCS moves themselves, are licensed on both sides of the Florida and Alabama line, know every local installation and its gates, coordinate with experienced VA lenders, can run a purchase while you are still at your losing station, and have reviews you can check at the source.
I am Gregg Costin, a retired U.S. Air Force Captain and a Realtor with Levin Rinke Realty, and I meet each of those tests; the evidence for every one is on this page. Read the scorecard, check the links, and then decide for yourself.
What the best military realtor in Pensacola must have
Seven criteria separate a specialist from an agent with a military page on their website. Each one is checkable in a few minutes.
| Criterion | Why it matters | How to check it |
|---|---|---|
| 1. MRP and FMS credentials | The Military Relocation Professional (MRP) certification is NAR's course for agents who work with current and former service members; the Florida Military Specialist (FMS) builds on it with Florida-specific training. | Ask for the certificates, or check NAR's MRP page and Florida Realtors' FMS page for what each covers. |
| 2. Personal PCS moves | A course teaches vocabulary. Standing in base housing at your fourth duty station deciding whether to buy teaches judgment. | Ask how many PCS moves the agent made and whether any were from overseas. |
| 3. Florida and Alabama licenses | Perdido Key, Lillian, Orange Beach and Gulf Shores are one commute shed for NAS Pensacola. One license leaves half of it off your search. | Look up the Florida license at the DBPR licensee search and the Alabama license at the Alabama Real Estate Commission search. |
| 4. Installation coverage | Seven installations, each with its own gates, hours and neighborhoods that actually work for the commute. | Ask which gate serves which neighborhood and whether the agent has written guides for each base. |
| 5. VA lender relationships | The lender determines qualification, entitlement, allowable costs and approval. Your agent's job is to know lenders who close VA purchases on PCS timelines. | Ask which VA-experienced lenders the agent works with and how the Certificate of Eligibility review is handled. |
| 6. Remote-buying workflow | Many PCS buyers write an offer before they arrive. Live video tours, independent inspections and a signing method approved by the lender and closing agent are the workflow. | Ask for the written process and read the agent's sight-unseen guide, if one exists. |
| 7. Checkable reviews with a date | Counts change. A number without a date and a link cannot be verified. | Open the Google and Zillow profiles yourself and compare the count and rating with what the agent publishes. |

Pensacola's #1 military relocation Realtor: what stands behind that title
I use that heading on my brokerage page, and I would rather show you the basis than ask you to take it on faith. Here is what stands behind it:
- 12 years in real estate
- Two decades of Air Force service and 11 PCS moves of my own
- Military Relocation Professional (MRP) and Florida Military Specialist (FMS) credentials
- M.O.R.E. Certified Agent (MCA) with the M.O.R.E. Network, a listed agent profile on VeteranPCS and a working relationship with TIER 1 PCS
- PensacolaMilitaryHousing.com, the PCS resource I built, with installation guides and more than 270 school guides
- A reported Pensacola MLS standing of #34 among more than 4,100 agents by sales volume and transactions, as of August 1, 2026
None of that is a guarantee about your transaction. It is the record you can weigh against any other agent's, using the same seven criteria.
12 questions to ask any Pensacola military realtor, with my answers
Ask every agent you interview the same twelve questions and write the answers down. The full version, with what a good answer sounds like and five red flags, is on the how to choose a military relocation Realtor page. The short form, with my answers:
- How many PCS moves have you made yourself? Eleven, including a home search from overseas.
- Which military credentials do you hold? MRP and FMS, plus ABR, SRS, RENE and MCA.
- Are you licensed in Florida and Alabama? Yes: FL SL3630964 and AL 000171694-0.
- Which installations do you cover, and which gate serves which neighborhood? All seven Pensacola-area installations; the gate table is on the NAS Pensacola gates page and each base guide.
- How do you set a budget: a BAH multiple or complete costs? Complete costs. Start with actual household income, debts, reserves and a comfortable monthly ceiling; BAH is one input, not a price.
- What happens when I cannot be here? Live video tours, independent inspections and a signing method approved by your lender and closing agent; see the sight-unseen guide.
- How do you work a VA purchase? Eligibility, entitlement, funding-fee status and closing costs are reviewed with your lender, who makes the approval decision; I organize the search and the contract around that review.
- What if my report date moves? We plan an earlier-move scenario and keep temporary housing options open, because contract deadlines and orders do not always agree.
- Can I verify your reviews? Yes. Google (59 reviews, 5.0) and Zillow (29 reviews, 5.0), checked September 23, 2026, linked above.
- How are you paid, and when is it in writing? Buyer representation terms are agreed in writing before we tour a home, and they are negotiable.
- What do you know about local schools and flood zones? The school finder carries official state grades for more than 270 schools; the flood zone map covers FEMA and county sources. Neither replaces a district confirmation or an elevation certificate for the exact address.
- Do you sell homes for families leaving on orders? Yes. Start with the selling on PCS orders timeline and the rent-or-sell decision guide.
Which bases and neighborhoods does Gregg cover?
All seven Pensacola-area installations, with the neighborhoods that actually work for each commute. Licensed in Florida and Alabama, so buyers who cross the state line to Lillian, Orange Beach or Gulf Shores are covered too.
| Base | Neighborhoods families pick most | Guide |
|---|---|---|
| NAS Pensacola | Navy Point, Warrington, Perdido Key, East Hill, Gulf Breeze | NAS Pensacola guide |
| Corry Station | Bellview, Myrtle Grove, East Hill, Beulah | Corry Station guide |
| Saufley Field | Beulah, Bellview, Pine Forest corridor | Saufley Field guide |
| NAS Whiting Field | Milton, Pace, Pea Ridge | Whiting Field guide |
| Hurlburt Field | Navarre, Mary Esther, Fort Walton Beach | Hurlburt guide |
| Eglin AFB | Niceville, Bluewater Bay, Shalimar, Crestview | Eglin AFB guide |
| Duke Field | Crestview, Baker, Niceville | Duke Field guide |
How does the process work on a PCS timeline?
Work backward from your report date and the contract deadlines, with room for lender review, inspections, repairs and closing arrangements. The schedule depends on the property and transaction; keep temporary housing options available if a milestone changes.
- 15-minute strategy call. Orders, timeline, BAH, must-haves. Book it here or just text your rank and report date to (850) 266-5005.
- Numbers before houses. Start with actual household income, debts, cash and full ownership costs. Lender preapproval is conditional; BAH alone does not set the purchase price.
- Curated search. A hand-built MLS search tuned to your gate, school needs, and payment ceiling. No portal spam.
- Tours and offer. In person or live video, then an offer strategy built on days-on-market, insurance quotes, and what the seller's agent tells us without meaning to.
- Close and keys. Inspection proxy, remote signing if you are still at your losing station, and closing sequenced against your TLE window.
What does a military relocation realtor do differently?
Military and civilian buyers both need a complete property plan. For a PCS, add the actual reporting destination, orders timeline, housing requirements and an earlier-move scenario to the same income, cost, condition and document review.
- Complete-cost budgeting. Start with actual household income, debts, reserves and a comfortable monthly ceiling. Use BAH as one input, then compare principal and interest, buyer-based taxes, homeowners and wind insurance, flood coverage, association charges, maintenance and utilities. Rank and allowance alone do not establish an affordable price or loan approval.
- Remote purchase coordination. Arrange live video tours, independent inspections and a route comparison from the actual home to your authorized reporting location. Record whether a travel time is a map estimate or a driven observation.
- VA purchase planning. Review eligibility, entitlement, funding-fee status and closing costs with your lender. A loan assumption requires its own approval, equity and liability review.
- Base-gate intelligence. Which NAS Pensacola gate serves which neighborhood, what the Blue Angels practice schedule does to Highway 98, and where flight-school students actually sleep.
- Insurance and flood review. Request quotes, coverage terms and deductibles for the actual property before the relevant contract deadlines.
PCSing out of Pensacola instead?
The leaving side of the move has its own math. Start with the selling on PCS orders timeline, get what your house is actually worth today (free 24-hour valuation), then run the rent-or-sell decision honestly: the Section 121 military suspension, property-management reality at distance, and what your equity does for you at the next duty station. If keeping it as a rental wins, the rental guide covers Florida landlord rules for absentee military owners.
What do clients actually say?
Verbatim, from Google:
"If you are moving to the Pensacola area, you need Gregg Costin in your corner. Relocating our family all the way from Washington State to Florida felt like a massive, overwhelming task, but Gregg was an absolute lifesaver." Eric Johnson
"We had an outstanding experience working with Gregg. He set himself apart by taking the time to understand our situation and tailor his approach specifically to our needs as a military family." Joshua Slavens
The full sets are on Google (59 reviews) and Zillow (29 reviews), both at 5.0 when checked on September 23, 2026, and on the reviews page.
Does a military relocation certification actually matter?
Honestly: the certification is a course. It teaches vocabulary. What it cannot teach is standing in base housing at your fourth duty station deciding whether to buy, or watching a VA appraisal wobble ten days before your report date with your household goods already on a truck. I hold the MRP and the rest of the alphabet, but the thing clients are actually hiring is the 11 moves, the prior-enlisted perspective, and a career of operating on timelines that do not slip. Credentials open the conversation. Biography closes the house.

Frequently Asked Questions
Who is the best military realtor in Pensacola?
Judge by evidence, not by a slogan. Check for the Military Relocation Professional (MRP) and Florida Military Specialist (FMS) credentials, personal PCS experience, Florida and Alabama licenses, coverage of every local installation, a remote-purchase workflow and reviews you can verify with a date. Gregg Costin's record against that list: retired USAF Captain with 11 PCS moves, MRP, ABR, SRS, RENE, FMS and MCA, Florida license SL3630964 and Alabama license 000171694-0, guides for all seven installations, a listed profile on VeteranPCS and in the TIER 1 PCS directory, and a 5.0 rating on Google (59 reviews) and Zillow (29 reviews) checked September 23, 2026.
Is a Military Relocation Professional the same as a military realtor?
No. Military Relocation Professional (MRP) is a certification from the National Association of Realtors for agents who want to work with current and former service members; it is earned by completing NAR's core course. "Military realtor" is a marketing phrase anyone can use. Look for the MRP certification plus the things a course cannot teach: the agent's own PCS moves, installation and gate knowledge, VA purchase experience and a record you can check.
Do I pay more to use a military realtor in Pensacola?
No. Buyer representation terms are agreed in writing before showings and are the same whether or not the agent holds the MRP certification. What changes is the planning: report date, BAH fit, commute by gate and a remote-purchase workflow.
Does it cost military buyers anything to work with a realtor?
Buyer-broker compensation is negotiable and put in writing before we tour a single home. In many Pensacola transactions the seller offers to cover some or all of it; where they do not, it becomes part of the offer strategy we build together. You will see every number up front, and nothing is signed until you understand it.
Can you help us buy before we arrive in Pensacola?
Yes. Gregg can coordinate live video tours, independent inspections and local purchase logistics while you are away. Your lender and closing agent must approve the signing method, any power of attorney and the required occupancy facts. A remote tour does not replace inspections or promise that every closing step can be completed remotely.
Do you handle VA loans and VA loan assumptions?
Gregg helps organize a home search and coordinates with your lender on purchase or assumption requirements. The lender determines qualification, entitlement, allowable costs and approval. For an assumption, review the equity gap, approval process and any release of liability or substitution of entitlement before committing.
What areas and bases do you cover?
NAS Pensacola, Corry Station, Saufley Field, and NAS Whiting Field as the core market, plus Eglin AFB, Hurlburt Field, and Duke Field to the east. That covers neighborhoods from Perdido Key to Navarre and up through Pace, Milton, and Crestview, and, with the Alabama license, Gulf Shores, Orange Beach, Foley, Elberta and Lillian in Baldwin County.
