How On-Base Housing Actually Works

Saufley Field is a tenant annex with no family-housing community of its own. Saufley-assigned families apply to NAS Pensacola Homes (operated by Balfour Beatty Communities) or, more often, live off-base. The model: your BAH is paid straight to the housing partner as rent instead of landing in your bank account. No extra out-of-pocket cost, and no cash savings either, unless you count what you would have spent off-base. The on-base home is maintained by the property management company including utilities (typically capped under a "Resident Utility Allocation" system).

Saufley Field Wait List Reality

Wait times swing with rank, bedroom count, and the PCS season, and the base housing office is the only authority on the current list. Peak-season moves (May through August) run longest. Put your application in the moment you have orders in hand, and ask the housing office for the current wait for your bedroom size and pay grade. If on-base is not available when you arrive, you keep your full BAH and live off-base.
