Military Realtor for Fort Walton Beach: Eglin West Gate, Hurlburt, Mary Esther, Shalimar and the 2026 BAH numbers

Fort Walton Beach is the west-side answer for Eglin AFB and the closest big town to Hurlburt Field, with Mary Esther at Hurlburt's front door and Shalimar two miles from Eglin's West Gate. The choice between the three comes down to which gate you report to, what the exact address zones to after the 2026-27 rezoning, and whether a price fits a complete budget rather than a BAH multiple. Here are the routed commutes by gate, the 2026 FL056 table, the school grades and the price bands this site has verified, and how I work a Fort Walton Beach move.

Quick answer, as of September 2026

Fort Walton Beach is the west-side choice for Eglin AFB and Hurlburt Field: about 15 minutes and 6.9 miles free-flow from the city point to the Eglin West Gate and 11 minutes and 5.3 miles to the Hurlburt Main Gate (OSRM, September 23, 2026), with Mary Esther about 5 minutes from Hurlburt and Shalimar about 4 minutes from the West Gate. Every Eglin, Hurlburt and Duke Field assignment draws 2026 FL056 BAH: $2,433 a month for an E-5 with dependents and $3,399 for an O-3. Mary Esther Elementary and Longwood Elementary close after 2025-26 and their students rezone to six south-zone schools for 2026-27, so confirm the zoned school for the exact address before you sign.

Why Eglin and Hurlburt families pick the west side

Fort Walton Beach is the population and commercial center of western Okaloosa County and wraps around the west and south edges of Eglin AFB. Shalimar is the 0.29-square-mile town wedged between the city and the base, and Mary Esther is the city on Santa Rosa Sound immediately east of Hurlburt Field's Main Gate. This site's July 2026 guides describe the three as the default west-side choice for Eglin personnel whose work sits on the West Gate side of the reservation and as the shortest commutes for a Hurlburt assignment, with the widest spread of price points in the FL056 housing area. What they trade for that is the US-98 corridor: the Brooks Bridge replacement runs through spring 2029, and summer beach traffic toward Destin and Navarre lengthens every Gulf-side route.

Two decisions come before the house: which gate you will use, and which school the exact address zones to for 2026-27 after the south-county rezoning. Both are checkable from your losing station.

The commute, by gate

The figures below combine what this site verified in its July 2026 Fort Walton Beach, Mary Esther and Shalimar guides and its August 2026 Hurlburt Field guide with a free-flow routing check run September 23, 2026 on the OSRM driving router (router.project-osrm.org, no traffic model) from the OpenStreetMap city points to gate points read from OpenStreetMap road geometry. Neither is a driven observation of your address at your shift time; record the exact home, the authorized gate, the departure window and both directions, drive it once, and check Florida 511 for current conditions.

Gate facts that shape the route, from the installation housing partners' gate pages read September 23, 2026: Eglin's West Gate off FL-85 and East Gate off FL-397 run 24/7, while the North and ACC gates open Monday to Friday from 0600 to 0800 and 1600 to 1800 only; Hurlburt's Main Gate and Back Gate run 24/7 and the Kerwood Gate is closed until further notice. This site's Hurlburt guide verified the same status against the official visitor-access page in August 2026, along with the 100 percent ID check and the Visitor Control Center outside the Main Gate (Monday to Friday 6 a.m. to 5 p.m., weekends 7 a.m. to 5 p.m., 850-884-2310). As of September 23, 2026 the former official Air Force visitor-access URLs return a notice that the service's public websites moved to a new platform; confirm current hours on the installation's site before you drive. Eglin is a multi-gate installation, so the building you report to, not the base name, sets the gate.

The 2026 FL056 BAH table

Every Eglin AFB, Hurlburt Field and Duke Field assignment draws FL056, the Fort Walton Beach housing area, because BAH follows the permanent duty station and not the address, per the DTMO BAH eligibility FAQ. The 2026 rates below are from the DoD tables on this site's BAH page, which matched the official 2026 archive on September 6, 2026.

Pay gradeFL056 2026, with dependentsFL056 2026, without dependents
E-1 to E-4$2,340$2,007
E-5$2,433$2,157
E-6$2,526$2,250
E-7$2,841$2,340
E-8$3,189$2,457
O-1$2,451$2,244
O-2$2,523$2,406
O-3$3,399$2,592
O-4$3,528$2,865
O-5$3,612$3,066

There is no BAH amount or pay grade that establishes approval for a Fort Walton Beach home. Start with actual household income, debts, reserves and a comfortable monthly ceiling, then add principal and interest, the buyer-based property tax estimate, homeowners and wind insurance, flood coverage where required, association or condominium dues, maintenance and utilities. The BAH to mortgage guide runs the arithmetic and the ownership calculator holds the inputs; the lender's preapproval, not the allowance, sets the ceiling.

Price bands, with their sources and dates

The bands below are the ones this site's July 2026 community guides carry, restated with the source each one names. They are market context, not a quote on any street: a sound-front or bayou-front address prices well above its town's median and an interior street below it.

Schools, the 2026-27 rezoning and the FLDOE grades

This is the single most important due-diligence item for a west-side buyer with children. On February 24, 2026 the Okaloosa County School Board voted unanimously (Resolution 26-03) to close Mary Esther Elementary and Longwood Elementary at the end of the 2025-26 school year, citing a 19.3 percent decade-long enrollment decline in south-county schools. Beginning fall 2026 their students are rezoned by address to six south-zone elementaries: Edwins, Elliott Point, Florosa, Kenwood, Shalimar and Wright. The district published new attendance-zone maps and a school site locator and coordinated the change with military leadership at Hurlburt Field and Eglin AFB; no middle or high school zone changes were reported. Run every specific address through the locator before you sign.

Every grade below is a Florida Department of Education school grade for 2025-26, released in July 2026 and loaded into this site's school finder (retrieved August 24, 2026). A grade describes a school, not an address.

Prepare transcripts, course descriptions and any support-plan records for the receiving school, and ask the installation school liaison for help with mid-year timing. The schools by base guide keeps the wider Okaloosa and Santa Rosa picture.

Flood and insurance checks by pocket

This site's July 2026 Fort Walton Beach guide records most interior Fort Walton Beach and Shalimar streets as FEMA Zone X with minimal exposure, and bayfront and Okaloosa Island inventory as Zone AE or VE with flood premiums of $1,000 to $3,500 a year; wind insurance in the Fort Walton Beach area sits above inland Crestview and below waterfront Destin. Flooding can occur outside mapped high-risk zones and most homeowners policies exclude it, so no pocket carries a blanket status.

Rent or buy for a three-year tour

An Eglin or Hurlburt tour does not by itself make buying the better choice. Compare an actual lease offer (rent, deposits, fees, insurance, utilities) with the full purchase picture (cash to close, complete monthly ownership costs, and the cost of selling or holding at the next PCS), then test an earlier-departure scenario with selling costs and a lower-price case. Mary Esther is about 70 percent owner-occupied and Shalimar about 70 percent per the ACS 2024 figures in this site's guides, so rentals exist but move fast; Florida month-to-month tenancies require 30 days' notice under F.S. 83.57. Two laws can end a Florida lease early on orders and they run on different clocks; the FL056 rental guide walks the federal and Florida rules with a worked timing example, and the Hurlburt on-base comparison and Eglin on-base comparison cover privatized housing. The rent versus buy guide and the rent-or-sell guide carry the worksheets.

How I work Fort Walton Beach moves

I am Gregg Costin, a retired USAF Captain and prior-enlisted Staff Sergeant who flew as a Combat Systems Officer on the E-3 AWACS and made 11 PCS moves before the real estate license. I hold the Military Relocation Professional and Florida Military Specialist credentials and am licensed in Florida and Alabama with Levin Rinke Realty. For a west-side search I start with the assignment: the actual reporting building and authorized gate, whether the household has a second commute, the student grades, and a complete budget on the FL056 line. Then the shortlist gets the same treatment house by house: a route check at your shift time across the Brooks Bridge work if it applies, the 2026-27 zoned-school confirmation for the address, the parcel's flood zone, and property-specific insurance and tax estimates before an offer. For an Okaloosa Island condominium I add the association documents and the VA project lookup to the first request. If you are still at your losing station, the remote-purchase workflow applies; your lender and closing agent approve the signing method.

Frequently Asked Questions

Which Eglin gate serves Fort Walton Beach, and how long is the drive?

The West Gate, just off Eglin Parkway (FL-85) north of Shalimar, which the housing partner's gate page lists as open 24/7 (read September 23, 2026). This site's July 2026 Fort Walton Beach guide puts most neighborhoods 5 to 15 minutes from it; a free-flow routing check from the Fort Walton Beach city point returned 15 minutes and 6.9 miles, from Shalimar 4 minutes and 2.1 miles, and from Mary Esther 17 minutes and 10.2 miles (OSRM, September 23, 2026, no traffic model). The East Gate on the Valparaiso side is 26 minutes and 14.4 miles free-flow from the city point, so an east-side Eglin work location changes the answer.

How far is Fort Walton Beach from Hurlburt Field?

About 10 to 20 minutes depending on which side of town you land, per this site's August 2026 Hurlburt guide, and 11 minutes and 5.3 miles free-flow from the city point to the Main Gate lanes at US-98 and Cody Avenue on the September 23, 2026 routing check. Central Mary Esther is about 4 miles and 10 minutes, with its western neighborhoods inside about 5 minutes (July 2026 guide; 5 minutes and 2.6 miles free-flow). Shalimar to Hurlburt crosses Fort Walton Beach on US-98 or Racetrack Road: 24 minutes in light traffic, 25 to 35 at peak in the July 2026 guide, 19 minutes free-flow.

What BAH applies in Fort Walton Beach, Mary Esther and Shalimar?

FL056, the Fort Walton Beach housing area, for every Eglin AFB, Hurlburt Field and Duke Field assignment, because BAH follows the permanent duty station rather than the address. The 2026 with-dependents rates are $2,340 for E-1 to E-4, $2,433 for E-5, $2,526 for E-6, $2,841 for E-7, $3,399 for O-3 and $3,528 for O-4, per the DoD tables on this site's BAH page. Confirm your own grade, dependency status and any rate protection with finance; the allowance is one income input, not a purchase price.

What is the 2026-27 Okaloosa school rezoning?

On February 24, 2026 the Okaloosa County School Board voted unanimously (Resolution 26-03) to close Mary Esther Elementary and Longwood Elementary at the end of the 2025-26 school year, citing a 19.3 percent decade-long enrollment decline in south-county schools. Beginning fall 2026 their students are rezoned by address to six south-zone elementaries: Edwins, Elliott Point, Florosa, Kenwood, Shalimar and Wright. No middle or high school zone changes were reported. Run every specific address through the district's school site locator before you sign; two houses a street apart can now zone differently.

What are the Fort Walton Beach school grades?

In the Florida Department of Education's 2026 release (the 2025-26 school year, retrieved August 24, 2026), Fort Walton Beach High holds a B, Choctawhatchee High a C after a B in 2025, Max Bruner Middle an A, Meigs Middle an A, Pryor Middle a B, Elliott Point Elementary a B, Florosa Elementary an A, Shalimar Elementary a C, and the Liza Jackson Preparatory charter K-8 an A. Grades describe schools, not addresses, and program strengths such as Choctawhatchee's IB pathway are facts to verify with the school.

What do homes cost in Fort Walton Beach, Mary Esther and Shalimar?

This site's July 2026 guides carry the bands: Fort Walton Beach inventory from the $255,000 to $290,000 starter range to bayfront homes over $800,000, with a 2026 median range of $285,000 to $525,000; Mary Esther at a median sale price of about $326,000 (Redfin, mid-2026) and $325,000 (Movoto, March 2026), against an ACS 2024 median owner-occupied value of $298,900; Shalimar at an ACS 2024 median value of $476,500, with ZIP 32579 sales at about $370,000 in March 2026 on a 38-home Redfin sample. For renting, HUD's FY2027 three-bedroom Fair Market Rent for Okaloosa County is $2,616, effective October 1, 2026.

What is happening to the Brooks Bridge?

Florida DOT project 415474-2, the Brooks Bridge replacement carrying US-98 between Fort Walton Beach and Okaloosa Island, is in construction with an estimated completion in spring 2029 at a cost of $171 million, on a stretch carrying an average annual daily traffic count of 66,000, per the FDOT project page cited in this site's September 22, 2026 rental guide. A member arriving in 2026 for a three-year tour spends the whole tour with that work under way; if the home and the gate sit on opposite sides of it, price that into the route test.
