Frequently Asked Questions

Which guide should a first-time military buyer start with?

Start with the first-time military homebuyer guide, then the VA loan guide and the BAH to mortgage guide. Those three cover eligibility, cash to close and what your BAH actually supports before you look at homes.

How current are these guides?

Each guide shows its own last-updated date, and dated figures such as BAH rates, funding fee tiers and exemption amounts name the year they apply to. Figures are revised on the page itself when the source changes.

Do these guides replace the housing office or a lender?

No. They explain how the pieces fit for a military move to the Pensacola area. Housing office wait lists, loan approvals and tax filings still run through the office, lender or county that owns them, and each guide tells you which one to call.
