What you can pin down is how each waitlist is ordered, what a wait costs once Temporary Lodging Expense (TLE) ends, and how to hold your place while you decide between waiting, leasing and buying.

How long is the wait for base housing at Hurlburt Field and Eglin AFB, and who keeps the list?
Neither the Air Force housing pages for Eglin AFB and Hurlburt Field nor their DoD installation pages publish a wait time or wait range for Mayroad family housing. For Mayroad homes, the Air Force housing office checks your eligibility from your orders and a DD Form 1746 and sends a referral, and Mayroad, not the Air Force, keeps the waiting list. Ask both offices for your current list position in writing.
Mayroad has run the Eglin and Hurlburt family housing since December 2021, when Harrison Street bought the Air Force partnership that Corvias Air Force Living had held. At both bases Mayroad owns the privatized family homes, rent is paid as an allotment of your BAH, and because the homes are not metered that rent includes utilities up to your full BAH.
Three Air Force rules, written for government-controlled housing; whether Mayroad applies them was not confirmed, so ask.
- Application date. Air Force housing policy dates an advance application from the day you depart your losing base, and a walk-in within 30 days of arrival keeps that departure date, while a later walk-in starts from the day you apply.
- Freeze zone. In government-controlled family housing, the top 10 percent of each waiting list is a freeze zone that cannot be bumped except by key and essential personnel or approved hardship cases.
- Key and essential. Key and essential personnel at Eglin are required to live in privatized housing unless the installation commander waives it, and they sit in the first priority group.
How does the base housing waitlist work at NAS Pensacola?
At NAS Pensacola, your place on the family housing list is set by your control date, the date you detached from your last permanent duty station, and you keep it only if you apply within 30 days of reporting. Applying early through HEAT does not change your control date, a tie on control dates goes to the member with more service, and when grades differ the list favors the more senior member.
NAS Pensacola family housing requires at least six months remaining on orders to the Pensacola area, and dependents who will live with you at least nine consecutive months of the year. Students on short orders should start with the flight school housing guide.
- EFMP. Navy guidance places an EFMP family that has an eligibility letter in a 1A priority directly below the freeze zone, so the letter goes in the application.
- The homes. The DoD installation page describes 531 privatized homes whose rent is the full BAH and includes basic utilities. NAS Pensacola Homes is managed by Balfour Beatty Communities, offers two, three and four-bedroom floor plans, and its leasing office is 850-456-3120.
- Whiting Field. NAS Whiting Field families apply through their own housing office at Whiting Pines in Milton, 850-623-9726, not the Pensacola list.
- Unaccompanied. At NAS Pensacola, geographic bachelor housing is space available, and E-5 and above live off base when there is no space.
What is actually published about wait times?
One undated range, and nothing for the Air Force bases. The DoD MilitaryINSTALLATIONS page for NAS Pensacola lists estimated figures by grade and bedroom count. Enlisted two, three and four-bedroom homes show 3 to 6 weeks and O-5 and above shows 18 to 24 months, but the page carries no date and its enlisted bands overlap. Treat it as a question for the Housing Service Center, not a promise.

Start a referral with the Eglin Military Housing Office at 850-882-4533, extension 3, and the Hurlburt office at 850-884-7505; Mayroad leasing is 850-613-5050 at Eglin and 850-344-0220 at Hurlburt. Official pages disagree on the Air Force office hours, so call ahead.
How do you apply and keep your place while you decide?
Apply the week the orders are in hand and get the result in writing. The 30-day window is what protects your date on both the Navy and the Air Force side; after it closes, the clock restarts from the day you walk in.
- Apply within 30 days of reporting, earlier if you can. HEAT, the Housing Early Assistance Tool, reaches the office before you move; Hurlburt takes advance applications on Mayroad's website, and Eglin asks for hard-copy orders by email.
- Gather the documents. The Navy asks for a DD Form 1746, orders stamped with your actual departure date, dependency documents such as Page 2 or a DD 93, and a DD 1172, plus custody papers, a dual-military spouse's orders, proof of pregnancy or a power of attorney where they apply.
- Put EFMP, key and essential or dual-military status in the application, with the paperwork attached.
- Ask for your list position in writing, and how an offer will reach you.
- Ask for the maintenance history. Under the privatized housing Tenant Bill of Rights you can ask for a summary of the last seven years of maintenance on a home before you sign, and the housing office owes you a plain-language briefing before signing and again 30 days after move-in. Confirm which rights apply at your project.
- If you lease off base, tell the office in writing whether to keep you on the list, and get a military clause into the lease first.
- Extend storage in writing. Household goods in storage get 90 days of storage in transit, and an impending assignment to privatized housing is one of the listed reasons a service official can approve up to 90 more days. Ask before the first 90 days end.

What does a 60-day wait cost after TLE runs out?
For a PCS inside the continental United States, the Joint Travel Regulations authorize up to 21 days of Temporary Lodging Expense, reimbursed at no more than $290 a day. Every night after day 21 is yours to pay, while BAH keeps arriving. TLE reimburses what you actually spend up to the ceiling; it is not a flat payment.
TLE pays a share of the local per diem: 65 percent for one person, 100 percent for a member and one dependent, plus 35 percent for each additional dependent 12 or older and 25 percent for each younger child. At the $290 daily cap, 21 days of TLE can reimburse at most $6,090.
- Waiting counts. The JTR lists waiting to be assigned government lodging, or finalizing other permanent housing when government quarters are not available, among the situations where TLE is authorized after you arrive. It does not add days.
- No local extension. Extended TLE of up to 60 days exists only for locations the Secretaries approve for a housing shortage, disaster or sudden surge, and the July 28, 2026 list of approved locations included no Florida installation.
- One narrow exception. The September 1, 2026 JTR change allows up to 60 days of TLE when your household goods cannot complete shipment through no fault of your own, but only after the transportation office validates the delay and your component confirms no government housing can take you.
- Government lodging first. If government lodging is available and you choose a hotel anyway, TLE reimbursement is limited to the government rate, and when it is not available you need the non-availability confirmation number before booking elsewhere.
A worked example: an E-5 family reporting to Hurlburt Field on October 15, 2026
Take a hypothetical E-5 with a spouse and two children under 12, reporting October 15, 2026 and offered a home after 60 days. Near Hurlburt in October, the TLE formula gives 150 percent of the $171 lodging rate plus 150 percent of the $86 meal rate, or $385.50, so the $290 cap is what limits the day.
GSA's fiscal year 2027 lodging rate is $171 a night in October 2026 for Fort Walton Beach, which covers Hurlburt Field and Eglin AFB, then $113 from November through February, while Pensacola's rate is $127 from October 2026 through February 2027. June and July 2027 run $274 and $188.
In that 60-day wait, TLE covers the first 21 days, and 39 more nights at the $171 October lodging rate would cost $6,669 out of pocket. The 2026 BAH for an E-5 with dependents assigned to Eglin AFB or Hurlburt Field (MHA FL056) is $2,433 a month, so 39 days of BAH comes to $3,162.90 and lodging exceeds BAH by $3,506.10.
BAH is paid to a member who is not furnished government housing, and the JTR states that privatized housing is not government quarters, so the allowance continues through the wait and becomes the rent allotment once you move in.
The same hypothetical 60-day wait near NAS Pensacola in October 2026 would leave 39 nights at the $127 Pensacola lodging rate, or $4,953 out of pocket. The 2026 BAH for an E-5 with dependents assigned to NAS Pensacola (MHA FL064) is $1,863 a month, a gap of $2,531.10 over the same 39 days.
If you are claiming TLE near NAS Pensacola, try the Navy Inns first and get a chit of non-availability before you book a hotel, and the installation advises leaving family in place until you have housing. A June report swaps the $188 summer rate in for $127.
- Inputs: the JTR 21-day limit and $290 cap, GSA FY2027 lodging rates, 2026 BAH for FL056 and FL064, and a 30-day month for the BAH proration.
- Excluded: meals after day 21, lodging taxes, pet fees, deposits, and the actual hotel or Navy Inns price, which may be lower.

The off-base lease alternative for the same family
HUD's fiscal year 2027 Fair Market Rents, effective October 1, 2026, are $1,908 for a two-bedroom and $2,616 for a three-bedroom in the Crestview-Fort Walton Beach-Destin area, and $1,548 and $2,034 in the Pensacola-Ferry Pass-Brent area. An FMR is a 40th percentile gross-rent benchmark that includes utilities, not a quote on any listing.
An E-5 with dependents at Hurlburt or Eglin draws $2,433 in 2026 BAH, which is $525 more than the $1,908 FY2027 Fair Market Rent for a two-bedroom in the Fort Walton Beach area. Against the $2,616 three-bedroom Fair Market Rent in the Fort Walton Beach area, the same $2,433 allowance comes up $183 a month short.
Navarre changes that margin. An E-5 with dependents at Hurlburt draws $2,433 in FL056 BAH whether the family lives on base or in Navarre, and Navarre falls in the Pensacola-area Fair Market Rent area, where the FY2027 three-bedroom figure is $2,034, about $399 under that allowance, against $2,616 in the Fort Walton Beach area. An E-5 with dependents at NAS Pensacola draws $1,863 in 2026 BAH, $315 above the $1,548 two-bedroom Fair Market Rent for the Pensacola area but $171 below the $2,034 three-bedroom figure.

What is the downside of waiting, or of leasing first?
Timing you do not control. Both cases below end the same way: put your intent in writing with the office that keeps your list.
- You wait, then cannot take the offer. A family lodges 60 days on the Hurlburt example, $6,669 beyond TLE, and the offer arrives the week the orders are amended. The money is spent, and the new duty station starts a new list.
- You lease, then the offer comes in week five. A 12-month lease signed in week one does not keep your place unless you told the office to keep you on the list, and an early housing offer is not new orders. Get a written military clause before signing, and ask the installation legal assistance office what it covers.
- Your list is not the one you thought. Whiting Field, NAS Pensacola and the two Air Force bases keep separate lists; applying to the wrong one protects nothing.
- What reverses it: an offer inside the 21 TLE days, a $113 winter month instead of $171, or a landlord who agrees in writing to end the lease on a housing offer.
Which option fits your situation?
It depends on your days, your orders and your list. These are starting points for the wait itself, not the cost comparison.
- Family reporting in 30 to 90 days, no lease yet: apply now, lodge on TLE, and set a decision date at day 21 using the 39-night figure above as the price of waiting on.
- Family already holding a signed lease: stay on the list only if the lease can end on an offer; otherwise tell the office and plan from the lease end date.
- Unaccompanied E-1 to E-4: At Eglin and Hurlburt, unaccompanied airmen in grades E-1 to E-3, and E-4s with less than three years of service, live in the dorms, and at Hurlburt an E-4 over three years needs housing office approval before signing an off-base lease.
- Key and essential, or EFMP: housing is required or prioritized; the designation and the letter go in the application on day one.
- Student on short orders: the six-month rule at NAS Pensacola may rule you out; read the flight school housing guide first.
