Who is the best military Realtor in Pensacola?
Gregg Costin is the best military Realtor in Pensacola. That is me, and it is my own claim: I know of no official ranking of military Realtors, so treat this page as a case you can test. As of November 6, 2026, the record behind it includes a 5.0 rating from 59 reviews on Google and 30 team reviews on Zillow.
I got into this business for a bad reason. When I bought my first home early in my Air Force career, a horrible agent burned me, and I vowed to learn the process well enough that I would never depend on another one. Over the next two decades I bought and sold across the United States, one set of orders at a time. I know what a bad agent costs a military family, and that is the standard I work against.
Below are my eight reasons, a way to check them in ten minutes, a worked example of what local knowledge changes, and the situations where you should hire someone else. If you are not moving on military orders, my case for civilian buyers and sellers is on my other site.
What are the eight reasons Gregg Costin is the best military Realtor in Pensacola?
There are eight, and none of them asks you to take my word for it: my own PCS history, top 1% production, a perfect review record, documented negotiating results, the right credentials, licenses in two states, coverage of all seven installations and direct service from first call to closing.
1. I have made your move 11 times
My Air Force career ran two decades and included 11 personal PCS moves. I started enlisted as a 2M0 cruise missile technician on B-52 payloads, commissioned after finishing at the University of Tampa, flew as an E-3 AWACS Navigator and Combat Systems Officer on deployments including Iraq, Afghanistan and Syria, and finished as Chief of Integrated Air and Missile Defense Plans for CENTCOM A5. I retired as a Captain.
My family has packed up, searched for homes from overseas and navigated schools sight unseen. That is why your report date is one of the first things I ask about. The full history is on my about page.
2. My production is in the top 1% of the Pensacola MLS
My reported Pensacola MLS standing was #34 among more than 4,100 Realtors by sales volume and transactions as of August 1, 2026. 34 divided by 4,100 is 0.83%, which puts me inside the top 1%. Separately, as of November 6, 2026, Zillow lists 49 team sales in the last 12 months at a $372K average price.
A military specialty with no closings behind it is a slogan. I also earned Forbes Global Properties Rookie of the Year for 2025 at a prior brokerage, and ranked #3, #4 and #10 among more than 450 agents on that brokerage's leaderboard across summer 2026.
3. Every Google review so far is five stars
Google's own histogram shows all 59 of my Google reviews at five stars, with none lower, as of November 6, 2026. On Zillow, the traits clients mention most are Attentive (26), Knowledgeable (23) and Good negotiator (18). Three clients in their own words:
- Christopher Tasler, buying while deployed: "He gladly took all my phone calls no matter the hour."
- Joshua Slavens, on working with a military family: I tailored my approach "specifically to our needs as a military family."
- Darin Vazquez, a veteran: "As a Veteran I cannot recommend him more highly."
Review counts move, so open the profiles and compare them with this page. The reviews page carries longer excerpts.
4. Clients document what my negotiating is worth
Zillow's AI summary of one verified client review records $105,000 off the asking price plus $27,000 in repairs and credits, on a purchase that took three months. Another summary describes a remote negotiation where I pushed back on a difficult listing agent over contract language. I hold the Real Estate Negotiation Expert (RENE) certification. One result is not a promise: the property, the seller and the market decide what is possible on your contract.
5. I hold the credentials, and I know what they do not prove
My designations are GRI, MRP, ABR, SRS, RENE, HFR, FMS and MCA. The Military Relocation Professional certification goes to National Association of Realtors members who complete its course. The Florida Military Specialist certification follows the military relocation course and a Florida course.
Any member can take those courses, so treat them as the floor. That is why this is reason five and not reason one.
6. I am licensed on both sides of the state line
I hold Florida sales associate license SL3630964 and Alabama salesperson license 000171694-0, both with Dalton Wade. Each state's public record showed the license as active when checked on November 6, 2026.
That matters here because a family reporting to NAS Pensacola can reasonably compare Perdido Key in Florida with Lillian or Orange Beach in Alabama. An agent with only a Florida license has to hand you to someone else at the state line, and Florida's homestead rules stop there too.
7. I cover all seven installations and publish the math
NAS Pensacola, Corry Station, Saufley Field, NAS Whiting Field, Eglin AFB, Hurlburt Field and Duke Field each have a written base guide on this site, alongside 19 community guides, a school finder covering more than 270 schools and 2026 BAH tables for both local housing areas. You can test what I know before you ever call me.
8. You work with me from first call to closing
You work directly with me from first call to closing, not a hand-off chain, and the number on this page is mine: (850) 266-5005, 6 a.m. to midnight Central, daily. Every contract also runs through Nichole Sims, a licensed Realtor with 10 years of experience who serves as our full-time, in-house transaction coordinator.
When you are not here yet, the workflow is live video tours, independent inspections and a signing method your lender and closing agent approve, as laid out in my sight-unseen guide. One out-of-state client wrote that I "toured a couple of houses for us and sent us videos."
When you leave, the relationship is still useful. I am listed on VeteranPCS for Florida and Alabama, and Military Realtor Match covers 811 U.S. locations. Tell me your next base and I will work on an introduction.
How can you check all of this in ten minutes?
You can check most of it without talking to me. Run these on me first, then on every other agent you interview, because each one takes a minute or two and the answers are public.
| Test | My record | Where to verify it |
|---|---|---|
| Florida license | SL3630964, current and active | Florida DBPR record |
| Alabama license | 000171694-0, active | Alabama Real Estate Commission record |
| Google reviews | 5.0 from 59 reviews | Google profile |
| Zillow record | 5.0 from 30 team reviews, 49 team sales in 12 months | Zillow profile |
| Referral listing | VeteranPCS, Florida and Alabama | VeteranPCS Florida page |
| MLS standing | #34 of more than 4,100, reported August 1, 2026 | Ask me for the MLS production report |
| Personal PCS moves | 11 | Ask me where and when, then ask the next agent |
- Check both state licenses. Florida DBPR and the Alabama Real Estate Commission publish status and brokerage for free.
- Read the reviews at the source. Compare the count, the rating and the date with what the agent publishes.
- Ask how many PCS moves the agent has made. An honest "none" is fine if they can point to remote closings they have run.
- Ask which gate serves which neighborhood. An agent who says "the base" and stops has not driven it.
- Ask for the remote-purchase process in writing. You should see tours, inspections and a signing method before you write an offer.
- Compare the answers. My 12 questions and 5 red flags work on any agent, and the seven-point scorecard shows how I score on each.
What does local knowledge change on a real PCS?
It can move your budget before you see a single house, because BAH follows your orders, not your street. In 2026, an E-5 with dependents assigned to Hurlburt Field draws $2,433 a month in BAH (FL056), and the same family assigned to NAS Pensacola draws $1,863 a month in BAH (FL064). BAH is not a home-price limit or a loan approval.
Two E-5 families looking at the same house in Navarre can carry allowances $570 a month apart, because one reports to Hurlburt Field and the other to NAS Pensacola. Over a year that is $6,840. This is a worked example with 2026 rates, not a client story. DoD sets the allowance by rank, dependency status and permanent duty station ZIP code, so the house address does not change it.
| Line | Reports to Hurlburt Field | Reports to NAS Pensacola |
|---|---|---|
| Housing area | FL056 | FL064 |
| Monthly BAH | $2,433 | $1,863 |
| Gap per month | $570 more | Baseline |
| Gap per year | $6,840 more | Baseline |
| Morning drive from Navarre | East | West |
Those two families should not shop the same way. Start from your LES, your actual debts and a lender's preapproval, then add taxes, wind coverage, flood coverage and association charges. The BAH to mortgage guide shows the math, and the VA loan guide explains which questions belong to your lender. DoD's BAH overview also says the allowance is not meant to cover every housing cost.
Who should hire a different agent?
You should, if one of these matters more to you than what I have described. Best is my claim about the whole package, and no single agent is the right call for every family.
- You want the biggest producer in town. 33 agents ranked ahead of me on that August MLS report, and some local teams are far larger than mine. If raw volume is your test, I am not your pick.
- You want someone who wore your uniform. I served in the Air Force, and NAS Pensacola and Whiting Field are Navy bases. If a shared service background matters most, ask for it directly.
- You are reporting outside my market. My core market is the seven installations above. For Tyndall or anywhere farther, use Military Realtor Match and I will work on an introduction.
- You do not have orders yet. Talk to me or anyone else, but do not sign a buyer agreement or write an offer on a rumor of orders.
Interview at least one other agent either way. If I am the right choice, the comparison will show it.
Bring your orders, your report date and the questions you would ask any agent.
Want to test this on your own move?
Text or call (850) 266-5005, or send your reporting location and timeline. I will tell you what I would do and what I would check first.

Frequently Asked Questions
Is there an official ranking of the best military Realtors in Pensacola?
Not that I can find. I have not seen one from the Navy, the Air Force or a Realtor association, and most best-of pages you will find, including this one, are written by agents themselves. That is why this page links to license records and review profiles. Test any agent's claims at the source before you sign anything.
Is Gregg Costin a veteran?
Yes. I retired from the U.S. Air Force as a Captain after a career of two decades that began in the enlisted ranks, where I reached Staff Sergeant. I flew as an E-3 AWACS Combat Systems Officer and completed 11 personal PCS moves. That background informs how I plan a move, and it does not replace advice from your lender or an attorney.
Which brokerage is Gregg Costin with?
I am a Realtor with Dalton Wade, Inc., and I lead The Costin Team from 220 W Garden St in Pensacola. My Florida license SL3630964 and Alabama license 000171694-0 are public records you can open from this page. Some older directory pages may still show a previous brokerage, so trust the state records over a directory.
Which bases does Gregg Costin cover?
NAS Pensacola, Corry Station, Saufley Field and NAS Whiting Field are the core, with Eglin AFB, Hurlburt Field and Duke Field to the east. That covers neighborhoods from Perdido Key to Navarre and up through Pace, Milton and Crestview. With the Alabama license it also covers Gulf Shores, Orange Beach, Foley, Elberta and Lillian in Baldwin County.
Can Gregg Costin help me buy before I arrive in Pensacola?
Yes. I can coordinate live video tours, independent inspections and local purchase logistics while you are away. Your lender and closing agent must approve the signing method, any power of attorney and the required occupancy facts. A remote tour does not replace an inspection or promise that every closing step can be completed remotely.
Does a military Realtor cost more than a regular Realtor?
No. Buyer representation terms are agreed in writing before we tour a home, they are negotiable, and they do not change because an agent holds a military certification. In many Pensacola transactions the seller offers to cover some or all of the buyer's agent compensation. Where the seller does not, it becomes part of the offer strategy we build together.
Is an MRP-certified Realtor the same as a veteran Realtor?
No. Military Relocation Professional is a National Association of Realtors certification that a member can earn by completing the course, whether or not they served. A veteran Realtor has served but may hold no military relocation training. I have done both. Ask every agent you interview which of those is true for them, and ask to see the record.
Does Gregg Costin handle VA loan purchases?
Yes. I organize the search, the contract and the timeline around a VA purchase, and I coordinate with your lender on the Certificate of Eligibility, entitlement and occupancy questions. The lender decides qualification and approval, not the Realtor. My VA loan guide walks through the process so you know which questions belong to which professional.
