Pace is where the Whiting families with school-age kids concentrate, and the data explains why: Wallace Lake K-8, Sims Middle (GreatSchools 8/10), and Pace High (6/10, ranked #229 in Florida by U.S. News) form the strongest feeder chain in the county. Pea Ridge sits on US-90 between Pace and Milton, and it's the community the national directories always miss. Its transactions roll into the Pace 32571 zip data, but on the ground it typically prices $40–$60K under comparable Pace new construction — while still feeding Pace High (6/10) through Pea Ridge Elementary (5/10) and Avalon Middle (7/10). No published commute figure exists for Pea Ridge specifically; based on its position on US-90 it runs about 20 minutes to the West Gate, but verify the drive from any specific address before you commit. East Milton — solid value east of town, ~15–20 minutes

East Milton (zip 32583) is the quieter, more rural option east of downtown. The August 2026 scorecard shows a typical home value of $292,483 and a median closed sale of $316,674; Redfin's 12-month median is lower at $286,900 with homes averaging 56 days on market — so think of it as a high-$280s-to-low-$300s market.
